It can be argued, that Colorado and Texas are diversified enough to withstand a prolonged drop in oil prices, but I believe they'll still be affected heavily by it, especially in oil rich areas.

The rub is that HELOC would be my source of cash to buy a new project, which is why I'm on the fence about acquiring a new property (it would have to be a pretty f*cking compelling deal for me to do it!).
