It can be argued, that Colorado and Texas are diversified enough to withstand a prolonged drop in oil prices, but I believe they'll still be affected heavily by it, especially in oil rich areas.  

The rub is that HELOC would be my source of cash to buy a new project, which is why I'm on the fence about acquiring a new property (it would have to be a pretty f*cking compelling deal for me to do it!). 

In my state of Colorado, the real estate commission takes complaints very seriously.

I would love to build a network, and continue to grow in the real estate business here in Colorado and expand to other states, but my ultimate goal is to create enough passive income to where I achieve financial freedom.Thank you

Colorado front range and Kansas City are definitely hard to find deals in.

In Colorado, the contract clearly states that ANY AND ALL damage that happens during a contract is the Seller's responsibility.
