Someone who is saving cash to make a deal in MN work is not likely to be a player on a buy and hold deal in San Diego :)I am spending more time working on off-market deals and looking at commercial listings. 

If you do I would just spend that on rentals assuming that’s your end goal.

As stated above though, get legal review.

I have spend many hours working on this house.

I'm new to STR's but I get that reviews are huge and want to make sure my long term tenant feels free to leave if needed vs harassing guests. 

@Brian Garrett it does sound like a good alternative to an HML the only thing I would be curious about is if you have $100k cash  I would assume the project would need to be 100% financed because if you spent any of your own money your limit would go down $5 for every $1 you spend.
