If you can get a private loan and pay interest or part of the profits to the lender once you resell the property, this is a good way to participate in the auctions if you don't have your own capital.

and about 600k, 650k  to build resell at 1.4 to 1.5  we will have the least expensive new build in the city.. the rest are a tad bigger 3.200 to 5k sq ft. and start about 2.2 and go to 4.2  .. then you take SF bay area and you triple it .. in cost to buy land build house and sell price. 

Either way, I ruled out the idea to fix it up a little bit, and try to resell for $259,000.

I know some of the big time wholesaler that spend 50k or more a month on direct mail.. and of course they do very good .but after 10 years of building a client base as a broker you will get most of your business from referrals.. no need to constantly send out direct mail or what have you... in wholesaling your build a buyers list sure.. but those buyers don't hire you to resell their property and your ONLY value to them is when you bring them a under market deal..
