In doing my own research and talking to some contractors, it seems that it can cost 10k-15k to remove it.   

My questions are what expenses should I account for other than grass and snow removal.

I do like the liability coverage, but my main goal was to remove my name from the deed and the county records that are public information.

One of my rentals has a tiny corner of the building in AE so flood insurance required, but preliminary map shows it will be removed from AE into X once it becomes effective, so can't wait for that to happen.

Over time valves looses and in some cases pipes deteriorate allowing for steam to escape forcing system to be refilled.

The owner/seller will have the most incentive here to make the deal go forward (getting a nice check, most likely) and may be most likely to remove any obstacles to closing.And you have the most leverage before (not after) signing. 

A couple of tips, turn off heat centrally in the months you are allowed to, not sure removing window AC in winter is relevant for you, we require it here.
