They got a good enough deal on the house to not care about it, but on an $800K house, you might want to pull out the extra lights, patch the drywall, paint, etc.I would also wonder about the possibility of your model home becoming a "parts bin" for the rest of the development. 

I know sometimes you can't just get everything at Home Depot, but it has a rebate program, plus it emails you receipts, so you don't have to carry receipts and scan later, so try to use Home Depot as much as possible (it looks like you are already doing this.)If you buy a paint for House A, and light bulbs for House B, buy the paint and check out (get a receipt,) and then buy the light bulbs (get another receipt.)

They painted over very nice murals as well.

I just had a tenant move out after 9 years in a single family and spent 30-32k just on light renovations and whole hosue painting.   

I don’t think I need to paint the picture of what will result if you miss this investigative step.Pickup trucks with camper-shells can also be loaded to the gunnels with personal effects, including small zoo animals.

An investor could put a $10,000 floor in a kitchen that would never return more than 30% of that value or paint the same walls multiple times, you get the idea.

Here is the property info:(mind you this is all info from seller, i have not seen the place yet)The property is a 2 family house that was moderately renovated this year (kitchens updated, new tile, painting etc.)1st floor - 3 br apt, renting for 1100, 2nd floor - 4 br apt, renting for 1200. additional 2 bedroom apt in basement (not legal) and not currently rented.Taxes are $8400.40 min commute to Manhattan via path train. 20 mins drive to manhattan.

You may have to abandon the hardwood floors and spray over them as well, then put flooring on top of painted hardwood.
