Did you do a Listsource grab of properties with high equity or you had another way to coming to that conclusion?

Courses are great if you are looking for high-level "paper experience," but the best way to learn is to jump right in.

I have a good relationship with a roofer who will write me letters saying the roof is good if it is and I replace roofs that are not in good shape. 

Should I just post it at the high end estimate and adjust it down?
