I’ll share a few red flags I watch out for.Prospects that don’t have move in funds ready- everyone knows moving is expensive and not having the funds shows they are most likely living paycheck to paycheck and lack adequate savings.I’ve had several tenants I genuinely wanted to rent to that seemed to be a perfect fit personality wise and their pre-screening went great.

Warranty Deed transfered to LLC.)Loan 1 - Mortgage:  guarantors: Chris, Tim, Gabe (Second Home loan 20% down)Loan 2 - HELOC: guarantors: Chris & GabeMortgage Payments are made from their LLC account directly to the mortgage lender.Problem: each of the owners DTI is wrecked because Chris, Tim & Gabe can only individually recognize 33% of the yearly revenue, but they are individually responsible for 100% of the debt.

I don't think anyone here suggested that she necessarily should.In my first response, I provided an article that lists all the pros AND CONS of getting/having your license and then I pointed out that I generally like the idea of having a license if you're going to make a business of this.Again, just my take, and I recognize that not everyone agrees.

I doubt I will ever be completely debt free because I recognize the benefits of leverage, and it is difficult to grow large when entirely debt free.

In the paper (in Houston at the time) you get a lot of calls from people who might be 50 miles away and dont' recognize the name of the subdivsion.
