Hi @Asif Ali Kabiruddin Rajani,What we hear a lot from other Americans is that real estate opportunities tend to cost less here in Europe (especially in countries such as Spain where we are active).A thing to keep in mind though is your tax planning as you will still need to pay taxes based on the US guidelines if I'm not mistaken. 

Slightly different, but I used to have a money partner that provided all the cash, and I did everything else.

I was talking to an investor who told me if he bought my property, he would borrow money from a hard money lender for a few months and then refinance with a regular lender. 

For example, a self-directed IRA custodian, and who you select can depend on what you want to invest in and how much money you have.

We also have a real estate meet up in COS where you can meet other investors to find good deals.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Though, there is no real checklist on what they are looking for or what the standards are.

How would you structure a deal so that the private money could cover the down payment and fund the rehab in order to minimize money out of your pocket and being able to pay the private lender off when you refinance? 

I think a separation based on real estate market characteristics is more useful than a geographical one.

The question you should ask is how much money I will make if I invest $25K in this deal.
