I've been reading BP on and off for over a year, I have been learning and involved in RE for half of my life 16+ years, never done wholesaling or mailing or anything 'silly', just what a 'normal' real real estate investor would do.

Then as soon as you "CAP" -meaning make it to 100% commission 2 years in a row, switch to Re/Max.

I wasn't sure what category to put this in and I am not ready to name names quite yet but I am in the middle of a very frustrating RE deal.

This should lead to a pretty good discussion!

But remember if you rent you might invest in High Use High Abuse materials so you aren't constantly replacing every re-rent.  

Write it up as a personal letter.When you do all that, then contact a local RE Agent to give you a list of all the houses in that neighborhood that have sold in the last 5 years with all cash.

I have discussed the idea with a friend who is also in the REI space and we are considering a partnership on the new multifamily unit.  

My businesses is quite simple, I buy properties all over the country at 60% of as-is value from off market deals and re-sell at full value on the MLS.  

I know a guy who owns over A million dollars in RE and he lives in a garage.
