If you have higher end properties, not so good.Section 8 tenants tend to be rougher on their living quarters.

It's much easier for a tenant (even one that dropped out of eighth grade) to turn the water off if it has quarter turn ball valves, as opposed to multi turn gate valves.I highly recommend replacing the valves when you buy a house.

I'm sure you're prepared to do this level of DD.One option for you is to draw a circle (or in your case on the coast a quarter of a circle) extending out 150 miles from your home and consider that an area where you could feasibly invest.
