I've been investing in land for the past 3 years and making decent returns by either adding value with obtaining development approvals for tough parcels or subdividing larger parcels and selling lots. 

And drive around the area and see if its an up and coming neighborhood, is there a starbucks nearby, is it close to public transportation, how far is it from down town, these factors allow you to charge market value and you'll be able to increase rent over time. 

Obtaining the SSN is just a part of the pre-screening portion to ultimately weed out all of the bad ones.

We obtained bank financing on this for 80% of the construction costs & brought the remaining downpayment from personal funds.

I explored the idea of forming an LLC, but we would both like to obtain a non-commercial loan to take advantage of lower down payments.

NoVa "feels" like a stronger area for appreciation just because of the better school system, better public transit/infrastructure, and strong job market.

I would be providing all the necessary capital but would give my Partner a portion of the deal since he is bring me the ability to obtain my desired financing. 

My student loans are currently in forbearance through the public student loan forgiveness program (PSLF) due to Covid 19.
