Alot of owners have an automatic "last minute discount" that starts about 30 days out and gradually increases, we do the same.

I have over 10 properties with a partner.

Is there any chance you “claimed” these properties as your house?  

Any recommendation on hot spot location to search for properties for fix and flips??

What are your thoughts  on walk-through  bedroom houses  as a  long time rental property  as young investor they are very common  in my area and would make a good  long term  rental by number, What are the pros  and cons .

Your suggestion if I understand correctly after googling the terms, is too look into county owned properties or lots?

You need it to be a great deal and be very very quick on your rehab to make those numbers work.Another solution is to stay in your current home a year, then turn it into a rental and buy another house that needs work with a owner occupied rehab loans.
