I keep getting promotional material suggesting I "pay-off my mortgage in 5 years with a HELOC."

It appears, the other agent is trying to get a referral fee after you have made the offer, which is also too late.

It is a niche you can promote in many ways on social media and should be a win for you.  

The only obstacle for you is that you NEED to have a RE agent license to get that referral fee.  

I've added these agents to my "buyer's list" so that when I find a property that is turn-key and cannot be purchased at a discount I still have an opportunity to make money through a referral fee.

There are a lot of conspiracy theories out there - they say the advisers only promote what they will receive their commissions on or a larger conspiracy of the whole financial system to keep funds in the market and not out to other types of investments.
