That being said, Boston (and MA) as a whole has traditionally lagged far behind demand, so even with an influx of property, I don't think it's going to soften the rental market much.Lots of people want to live here, lots of people want to move here, and with the colleges and universities constantly looking to expand their enrollment, I really don't see how it doesn't change the upward pressure / momentum on rental rates and real estate prices anytime soon.

With a 15 year mortgage you will have to pay more each month regardless so it may add extra pressure that is not needed.
