Had I been a realtor or the writer of the article, I'd have written something along these lines instead: "While it's in theory possible to get a mortgage from a Mexican bank, the process is excruciatingly bureaucratic and you're practically guaranteed to have to pay a double-digit interest rate.

In my experience, wholesaling seems to be a pretty cut and dry business where you market to a seller, meet a seller, put a house under contract, transfer that contract to an investor who wants to either flip or rent the property and collect an acquisition fee for your hard work marketing and acquiring the property.There's some wholesalers out there that do some practices unethically but dont let that wear on your ability to act with integrity and do whats right by your seller even if your not the best solution for them at the end of the day.

I have a game plan, checklist of things to prepare before DM, and scripts to practice for talking to sellers and listening for distress and motivation if you want, just hit me up.That is a rough rule of thumb that is as helpful as the 2% rule lol - very debatable.

if no license is required to bring buyers and sellers together then there would be no real estate industry and all no department of real estate in each state etc etc.. be just like China they have no rules anyone can do anything.Kind of like student pilots who never actually get their license but continue to fly for  years and years totally illegally.. or doctors that practice without proper license or no license at all.. etc etc.. its the law that's why many brokers like myself protect our industry..

Though things are changing, Canadians have been less inclined to sell their properties on their own or though channels other than an agent.There are folks here who have been successful in wholesaling (@William Johnson) and some who use it opportunistically within an arsenal of other practices (@Luc Boiron).

I would just chime in that starting out, a hands on approach seems most practical, just so you can get a true understanding of what goes into managing a property.
