First, as you mentioned in the title of your post, it's zoning and also the permitted use.

That's what caught my eye initially about @Robert Ellis project and post.

To get that information, the listing agent SHOULD have it posted on the listing but many times they don't simply because they don't know or care to know and the seller doesn't know or care to know either. 

My original response to your post was to your reference to going to the title agent for advice but the same holds true for getting an opinion from the lender.
