The reasons to buy SFR would be to flip since they have the advantage of (1) a bigger pool of potential buyers - retail buyers (2) a bigger pool of inventor - in a lot of markets even finding a multi can be difficult.I will say though that my SFR is much lower maintenance than my multi-family tenants who are more transient and less capable of solving any problem that comes up - i.e. change a light bulb, plunge a toilet.  

Maybe I can share a tip or two to help set you up for a successful transition into "retirement."

1) Josh has some media background in his past and seems to still have some connections.2) They're positioned their podcast format in a far more educational format so they have a very good idea on how to frame their content to deliver real value.3) They have access to one of the largest pools of investors and models of anybody else on the planet.Its interesting that so many investors on here complain about the existing shows.

I'm on track with those tips so far regarding criteria and financing. 

If you have any tips as to where to look and find a good deal for an owner occupier, I'm all ears!
