There is no statute of limitations on permit/illegal work issues. 

The OKC has a lot of colleges/universities you could target if you liked that niche. 

You are getting into serious permits, drawings and all that so you might as well do it right.My take (without seeing the house), is that this is at least a $100k project you're getting into here, but I'm guessing you already know that and have the budget for it....?

Jay,A 50,000 dollar permit fee for an ADU is freaking obscene.

I'm 23 just got out of college so I don't have that money at the moment.I have a colleague that has a private lender that only funds the rehab, and my colleague found him on Craigslist.

My girlfriend and I are graduating college in the spring of 2022 and we are looking to get our first house hack shortly after graduation.

The contractor was delayed, I couldn't get anyone out because of corona fear, the property manager that I hired took advantage of us & charged us for things they didn't fix, the tenant called the city and they revoked our rental permit, & we had a low appraisal.

I just graduated college this past year and I am looking to buy my first house hack.

The tenants must sign it or the rabbit won't be permitted. 

Back in 1960 if you had a college degree, average starting salary was $6000.
