Im 21 years old and currently paying $1400 in rent with my fiancé, I am trying to buy a 4 plex with FHA loan and live in 1 unit, I finally  found one that would cash flow if all units were rented (after running the numbers, average 7% vacancy); leaving me to pay $350 per/M by accupying one unit, it needs some minor maintanence but is livable as is right now.

The rent it was bringing in was $1450 per month. 

Given this scenario, and the prop locations what would be your next move.My goal (at this point) would be to own a couple of larger apartment buildings or maybe even some commercial properties that could net me between $5k and 10k per month. 

Per my contract I stated that the owner needed to establish a 6 month lease with the first floor tenant in addition to raising the rent and collecting a security deposit.

Pay out portions based on the % of work that milestone is per the entire job.So say the job is 100k, and its a kitchen/living room (50%), bathroom (15%), master bedroom (25%), and 2 spare rooms (5%x2). 

I can rent the unit only for minimum 6 month contracts in DC Ranch, per their policy.

Questions- Is the min BREIT investment $2.5K as in your BREIT review, or is it $25K per the private investor forum? 

I am currently purchasing a building in the Chicago area at $57,000 per unit, and the average home price is well over 225k.

I estimated 50 gallons of water per day/ per person.
