You want to get people interested enough to call. 

I’ve gotten in the habit of skip-tracing the owners info from public records for starters, and also their spouse and any other family members I can find, as well as the neighbors surrounding the property/ talking to as many people as necessary to confirm the seller is who they say they are and is actually selling.  

Especially if the deals you look at have been on the market for a while and aren't going to have multiple people looking to write on it.You could try having an additional person on your team who's niche is providing boots on the ground services.

check your local laws as a few people on BP have posted that you can only do evictions for unpaid rent in some areas.

Just trying to figure out what is your strategy and part of forming a company is having right people doing the right things.

The scammers just target random ads for nicer houses on all of the common places people list rentals (hotpads,zillow, craigslist, etc).

Most people in the Poconos are struggling to rent nowadays unless they're one of the best. 

We ask people if they are a service animal and not an ESA. 

The conversations on here can be interesting but I found the people responding didn't really have my interests in mind.
