It was a cute A frame and ending up selling 30K over asking price. 

Our neighborhood is selling homes without the ADU for $800k to $850k deepening on the condition. 

I need it to work as a quadplex so moving forward, I would appreciate not getting warning posts about zoning.Should I rent it as 2 units and put people on the same lease but keep their residences separate with a door that can just stay locked or something?

I looked at the best-case scenario for a rental that I am selling (it's under contract) if a cash buyer bought it and placed it into service at a Rent-O-Meter average price, and the annual yield is 6.33%.

Am I asking an unreasonable amount or am I selling myself short here?

People call them mid term rentals, but they are a long term rental with a short stay lease.You will do all the furnishings etc that you would do a STR but people stay longer.

Last year code enforcement showed up and was "just checking on things" since they had prior history with this house & the people on the property.

Seller distressed and willing to sell his property for 22% discount, however his family is living inside rent-free.

Not local to the Cincinnati area, but I've done a good amount of work for people there!
