This gives you an opportunity to see what furniture might have excessive wear or notice the small issues that guest won't mention. You can continue this automation with self check in, smart locks, automatic contact emails to guest before, during, and after stay, and if you use a service like RingCentral even automatic touching base texts!!

Unless you're going to have every piece of furniture and personal belongings moved out for this carpet cleaning, it's pointless to only clean part of the carpet.

PM and myself feel, based on the description, that this mold was probably tenant caused and that we should show up to survey the process a bit and provide tenant with information about mold and airflow, as well as a dehumidifier, and have them sign an addendum to the lease that they are responsible for any reoccurrence of mold that they create via furniture placement etc.

My experience has been that 99% of real estate agents/sellers can't afford to hire a professional photographer and they use their iPhone or Android phone accordingly (and video walk throughs are ANNOYINGLY done in a vertical fashion). If you have a multi-million dollar listing, then you can probably afford a professional photographer, as well as the furniture from a staging company and the models to lay out by the pool during the shoot.Once you consider that, I would recommend Lisa Young in your area - you can Google her work - she will be a good middle market professional photographer in your area.

If I have a super neat, design savvy tenant I will show a unit - sometimes it works out better, especially if there are rooms that a less creative person might need help figuring out furniture placement.
