Again, I know this is probably a dumb question because the answer is within the question, but I want to get clarity before I just push all in on this model. 

How much free time do you have & How valuable is your time are questions that you need to answer for yourself when determining to hire a property manager. 

I previously worked in the legal dept. of a publicly traded REIT and can answer any more specific questions through private message.

The answer to your question depends on your goals themselves as well as how much of a project you're wanting.

Can't speak on every lender out there, but 99% of the time the answer is going to be no.

Happy to chat further but short answer is yes, 1031 exchange is the best tool to scale and grow your wealth without taking any tax hit. 

IN Alberta, there is something called a "skip transfer" which allows you to have the title transferred directly into the final purchasers name from the original vendor, without it having to be transferred to you in between.

Not a clear cut answer but that will keep up with inflation so it’s not bad
