If you provided your last project as an example and could get them to do the takeoff quantity for the various options they should be able to give you not only costs but also schedule impacts...the cheapest option may take an extra 2 months to construct, so what's your carrying costs on that?

Typically we only put in what is needed (underwriters like to scour and question, so the less there is to scour, the easier the conditions are on a borrower), but adding extra money into the mix can sometimes do the trick to overcome any objections the automated underwriting system is having.

You do have to live there and the main objective is to get you into a house, but you can rent out the bedrooms, live in one unit and rent out the other units, etc.
