That being said, wholesalers at that level are definitely mythical creatures who tend to find you, not the other way around.Stay active here on BP and set up some keyword alerts for "wholesale CT", "wholesaler Connecticut", etc...

The only thing I would add is remember that direct mail tends to work best when you send a campaign of 5-7 different pieces, 4 weeks apart from each other.

It could be over priced, your commission offered might be too low, you could have bad photographs, there could be something about the property that decreases it's desirability compared to other nearby properties, and many agents dont like to both with FSBOs because they tend to be very difficult and usually wont close for a variety of reasons.

So they tend to be happy to buy at a 5 cap and with rent grow eventually have a 7 percent return etc.Many pay all cash and then just refinance out or do a smaller loan in the beginning.
