The property basically is not hitting the 50% Rule or the 2% rule, no properties in our area are.

So it's very unlikely that it's going to hit value when it gets appraised.

Also, taxes can be $3,500 for one building and $5,800 for a similar building turning a strong cash flowing property into a base hit.

I think it interesting the lenders (mostly F/F) mandate insurance, but not earthquake insurance even when you are close to significant earthquake faults.It is my personal view that if a big enough earthquake hits that it causes significant damage to many homes that it would be declared a disaster and cheap loans and options are likely to be available.It really is a calculated gamble.I have a fairly large umbrella policy.  

Your cash flow would be better with a bigger down payment and no PMI, but your cash-on-cash would take a hit. 

I understand reality hits us in the face when we are young and are told to look for a well paid steady job, but most hate what they  do.  

Keep shopping. rent a backhoe and do the digging yourself.......Lol all fun and games until someone who's never ran a backhoe a day in their life ends up punching a hole in the side of their building or hits a underground utility line because they didn't have the property marked out.  

Lastly, how specifically do they hit your expectations.
