If you buy in a halfway decent area in Los Angeles you will make a lot more money doing this even if you initially started off slightly negative or cashflow neutral than you will chasing $100-$200/month cashflow.

It sounds like you may have one of two things going on in the bedrooms:1) You actually have a ground wire in each box, and just need to swap out your receptacles to grounded receptacles (In this case you are stoked, this is by far the cheaper option)OR2) You only have a hot wire and neutral wire in each box and no ground.

keep your ego in check and do you. 4) contractors that finish on time and under budget are like unicorns that fart rainbow-colored glitter.

You should have put a complementary color on the gable and more trim for interest.

And then, with every new program manager we get it seems there is a new idea about what color scheme will be better to keep the clients calm so we repaint them walls at least with each New management change that occurs.

Also an easier color to touch up if they get damaged than the more natural wood colors, IMHO. and... there it goes!

I was wondering if the colors correspond to the type of neighborhood, ie yellow/black/red correspond to C-D neighborhood while blue/green/purple correspond to better ones?
