I am looking for multi or single family, C neighborhoods and higher, 500 year floodplain to no flood zone (if flooded, by Harvey only) and maximum purchase price of $150,000. 

Probably all depends on what kind of neighborhood and what kind of renters you're looking for.

Now for the price, this neighborhood has a low inventory of multifamily so it is hard to run comps.

Contact an insurance broker and shop around. 

I always recommend to take the time and money to fly over here and drive around and see the neighborhoods and vibe of the area.

I would say 9-11%...more for warzones and less for areas like trolley square.It’s a c class neighborhood so I’m comfortable with 10%, though the rental market is pretty strong, I could probably reduce that.

There is a single family home listed in a decent neighborhood with a basement area that has a private entrance.

Hello guys,I am curious if anyone else has had this experience: I have a property (SFR, 3bd/2bth, 1300sf, recently remodeled) in the Sunol neighborhood of San Jose which rents for about $3,800 per month. 

They are close to the Ponderosa South, Qual Gardens, Florintown, Tokay Park neighborhoods.
