I think the responses that you will get will probably range from "scale faster and put down 20% on multiple properties" to something akin to a Dave-Ramsey-mindset.When it comes to investing, personally, the route that I see as potentially safer when it comes to cash-flow is the diversification of owning multiple properties.

Same rules for multiple past PM references, backgrounds on all over 18+, flexibility in accepting security deposit guarantee programs if applicants are unable to fund the full deposit themselves. 

I'd greatly appreciate any advice or insights from anyone who has navigated a similar situation.

I talked with a lender and they said they would not do a conventional mortgage to an LLC, so I am wondering how it is done with multiple properties.

After going through multiple post on this topic, If I summarize, some people are saying that it is necessary to have it under LLC and some don’t.
