You should be a licensed mortgage broker.

Hi BiggerPockets Fam, I am looking to purchase my second property and I am looking to connect with a mortgage broker in NYC/NJ.

Credit check seems to show that it was CCs that she let slide but mortgage was always on time. 

They want a cash offer of $128,000 for both properties.My question to you guys is would I be able to use a hard money lender to obtain the property with cash and then refinance the property through a bank to obtain my mortgage?

Below are the details:- Single family home, 3 bedroom 2 bath- 1464 square feet- $310,000 asking price- built in 2003- 20% down with an est. mortgage of $1,347The home is in great conditions and won't need any major repairs.

Can a lender typically foreclose on a single mortgage property when it goes underwater, if the payments are kept up to date?

We do not have a mortgage but rent at $900/mo. 

Getting a mortgage in my personal name is not an option.I’m preapproved for larger amounts.

We have a 15 year mortgage at 3% and owe 78k with 9 years to go (we bought it for 138k 10 years ago but refi'd from a 30yr to a 15 yr).
