When you pay all cash there is no 6 month title seasoning wat to get out 80% of the purchase price.You can also come in with a 60% mortgage and a 40% all cash and get a little bit better of a rate and be able to waive escrows if needed.

Meaning if someone gives you $500k and you only are using $100k, you are still going to be paying some fees on the $400k because the lender needs to keep that cash on the sidelines.You are better off getting either DSCR loans for each or hard money at 12 months and interest only with extensions but realize that money will not be cheap.

You absolutely can use an installment sale in conjunction with a 1031 exchange... though I’m not sure if this is the answer to the current predicament.. we handle these all the time, especially on straddled year 1031 exchanges.- REI CPA
