I know people that have spent money on courses and workshops, but personally I would rather put that money towards an investment.

I tend to categorize investors into 3 groups: Group 1: Too much deal flow and bandwidth but not enough money - (Lending is the key to this group's success/scalability)Group 2: Too much money and not enough deal flow - (All cash investing is the right decision). 

She told me just like this hire workers that do great work , have a timeline for the flip she said about 3 months is a good time another thing that I  found interesting if they don't get it done in that timeframe the lender charges them an extra 1500 each month until home is sold to get money back.

I just don't know if OC is too saturated with rentals for the summer and we would not bring in positive cash flow to make money off the rental.

I'm already migrating away from Quickbooks next year, so I will no longer be an Intuit customer for any of their products.There are several other options -YNAB, Empower/Personal Capital, Quicken Simplifi, Monarch Money, etc.

My son and I have been the construction side of 6 fix and flips now and have gained the experience and knowledge of hard money and private investors but we are really interested in seller financing. 

My friend loaned someone money for a real estate deal.
