It also had some ugly carpet, that had gorgeous hardwood floor underneath it.

Chicago has pretty much dropped the ball entirely with replacing these bins so now everybody just steals each others bins.So the problem is, the tenants sort of take turns taking out the garbage but it's getting a little messy.

(For example, if flooring was maybe carpet should i always assume it automatically needs to be changed?)

It's a cosmetic rehab and its looking like we need interior paint, carpet removal, laminate flooring (or refinishing hardwood), drywall repair, replacing or painting some doors, gutter work and pressure washing some brick.

I've heard all about it in all the BP books I've read and is a good option and less messy.

These floors are inexpensive and I won't have to worry about carpet cleaning/replacement.  

Also assumes no carpet there so if there is add that cost. 

I've definitely had some messy handoffs with inherited tenant situations but it's part of the business especially when buying distressed/value add. 

At what price would you choose wool over a synthetic carpet in bedrooms?

Bedrooms have carpet which need to be changed.
