Nope, most of those multi-family listings are in the hands of big-shot brokers who pretty much control the market.Finding those deals means picking the right place to dive into.

Even if 5 move out, then they don't need a 6 bedroom house-if the 5 that remain can't afford the rent, then they should move to a smaller place. 

Out of state can be difficult if you don’t have a reliable team in place.

I am wondering if simply attaching it to the booking stating they agree to everything in the agreement if they book your place.

I've had owners try to steal tenants right after we placed them so I understand their apprehension.
