But in any case - b e professional, dont give them any nonsense about how you want to solve their problems - just say hey I understand your property at xyz may be coming on the market and I would love to discuss as it is exactly what I am looking for for my family (blah blah blah)   I get calls like this all the time so just be professional - maybe he will give you his agents name so you can contact the agent?

CCR if that is an issue these have to be produced by a title search and if its like many East coast states that takes time.. its not like our WEst coast title plants that can get anything that is recorded in a matter of hours e mailed to you..
