I tried posting a similar question in the landlord forum, but I didn't get a response that really spoke to the legal/liability issues with electrical work.I know I need a licensed electrician to do any work in the main panel to avoid a liability issue.

Could be “need to move closer to work” or “downsizing” or whatever.Other option to consider is refinancing your current home into a conventional loan if the numbers make sense (main thing to consider is if you have 20% equity to avoid PMI) but that would free up all your VA entitlement.
