I would love to get a hard money lender but I’m scared I wouldn’t get a loan do to my seriously low credit score (let’s just say under 500 smh).

Long story short- thanks to the property being an investment property/a condo/and my below 700 credit score - I would only be able to get back about 16K cash... and on top of that my interest rate would be considerably worse.

The test scores I think are substantially higher on average and home schoolers frequently win in competition far more than their represented capita.

At this time I am working on my credit score.

I have a great credit score and dti ration is great as well but the 3 banks I have filed applicatons with are telling me they can't help me due to the age.

I could probably refinance the VA loan I have on this property to a conventional one to 'top up' the VA entitlement.Any insight would be great, we're really hoping to figure out a way to score this place.

Currently out of school, my first year working and would be making between $50-60k annually, I have no debt, and 740 credit score.
