It looks like you’re taking all expenses in properly, if the rent in here is the max you could charge then I’d say walk away.

I wouldn't buy anything in that area of town.Vacancy rates are low but that to depends on the neighborhood and the price you charge for rent.

Transfer taxes in the City of Pittsburgh are 4.5%, so I do not want to have such a high amount in the "Other Fees/Charges" category when presenting to lenders.
