Look for units that have separate meters as most places include heating and lighting in their lease agreements.

One  (the good one)  no compains in almost 5 years,  she pays on time (most of the time) her part of the lease,  one time I had a really bad tenant,  she was in her 20s with 5 kids and no job,  Housing authoirty was paying the 100% of her lease but anytime I was on the property she was with  some "visitors"     normally more than 5, after having osme discucions becasue she was not a clean lady I asked her to leave,  the good thing is she moved out without any legal action,  Be careful accepting the tenant,  even they are coming with the voucher,  you need to do your due diligence all the time,  credit score is not an issue but eviction yes Good luck 

I am inheriting tenants and their lease is coming up in July.

So, I've been getting mixed messages regarding lease option, double escrow and seller finance deals here in Massachusetts.  

It's all good, but they do tend to be cavalier about breaking leases and moving out whenever they feel like.

It does raise the perceived value but not for full price.There was one hedge fund owned property that put solar leased panels on unit and tried to raise price because of it.

Then go get a job working in real estate, such as an assistant property manager or leasing agent

I understand lease terms remain the same under new ownership, however we did not technically “hire” the tenants.

Problem is I’m a new investor so I haven’t figured out how to evict while living out of state I have a good tenant (that I found) I just wasn’t able to show the place myself.I do most the work myself as is he collects rent and knows how to evict if need be but if my tenant renews her lease which I hope, I’ll handle the rest myself because the money I’m paying can be applied to another investment property.

It would be easier if I asked them for contact information when they sign the lease or any time they sign a renewal.
