Even a $1500 claim may not be  worth claiming because the payout to you would be $500 but that may lead to a rate increase the following year.

When starting out, it's easy to get caught up in your own projections because you want them to work out and that can lead to biases that cause you to overlook or underestimate some of the associated risks. 

I agree with much of what others have posted.Just speaking from my own personal experience, letting things slide will only lead to much bigger problems that are harder to correct.

There are CT state laws governing what amounts of lead time are given on a cancellation. 

(I've done main social media platforms,MLS,all online listing services, open houses, following up with all realtors that show...). 

I am looking for my first investment here, and am not willing to make any purchases sight unseen.The property has been vacant for roughly a year, which leads me to believe there are some significant rehab costs and/or liens on the property (is this fair to say?)
