Joining the military is a fine thing (I've done it) but not something to be done lightly... and with FHA or conventional mortgages available the VA loan isn't really that great anyway.

It's not in bad shape, needs new flooring throughout and the kitchen is empty (no cabinets or anything) and it's a condo in a very nice center so the only exterior work needed is some landscaping on the small patio.

When I closed on the property, I put an ad on Craig's List and we did some minor cleaning, paint touch-ups, replaced all the light bulbs to LED, and replaced all the smoke/CO detectors and within 2 weeks, the place was rented.The property was listed at $116,900 and after negotiating, we settled on $114,000 with a home warranty.
