I would love to get the opinon of other bay area folk who have considered this and/or doing it.Heres my thought process--> 500K equity in current home--> sell home--> find a househack in either Oak, San Leandro or Alameda ( sticking to these areas because I want my kids to remain in the school they are in).

Probably their duty to hold the last months rent as it “has not been earned” at this point.....your duplex could burn down, flood, etc and not be habitable.Good luck having no tenants, let alone college kids, not smoke pot.

You could just have a base rent based on the total sq footage and then have a break point to pay additional rent above certain annual sales.
