Recently I have been requesting a double security deposit from these type of tenants but most do not follow-up.I would like to know how other landlords check on applicants who are recent homeowners with no rental history .

He has 3 indoor cats (disclosed 2), 3 outdoor cats (ie feeding strays), the previous property manager did not ask for a security deposit, he works on his two junky cars and dirt bike in the driveway (huge oil stains in front of his garage) and he keeps equally mediocre company (not felons...just drinking, smoking...low class stuff).

The lease say she can move out by giving me 30 days notice but I can keep me 1 and half month deposit .And now she is ask me if I am kind enough to return her deposit if I can find next tenant before she moves out.Is just a lot effort for me to find another tenant and I can't believe she is asking me for deposit back.Should I just star looking for next tenant ?
