Some mentees will act as a bloodhound for the mentor, knocking on doors, driving for dollars, scouring the internet, making cold calls, or performing other services that help the mentor find new deals.

Hi im new and a beginner in real estate investing, i too am learning how to use OPM, in your situation seems hard for you to meet or connect with other REIs and lenders, maybe you can try house hacking first by buying a multi unit property (2-4 units)you live in one unit, rent the others, and eventually you can earn cash flow to help pay your mortgage by charging rent to tenants, then u use your own equity to get your second property and so on.  

But get connected locally and find out who other people are using consistently.

If you're doing this in Houston, connect with local folks, talk to experts about the rules, and think about joining groups where landlords share tips.
