@Lilach AdoniMany of the properties attached to country clubs have restrictions on rentals and/or transferring your membership amenities.It is worth looking into the financial viability of the country club itself; the developments with many houses and forced membership with mandatory transfer fees seem to do better than the boutique clubs with far fewer homes and/or optional membership.Also, keep in mind when you go to sell, the buyer pool is drastically reduced and generally makes these properties less liquid.

Considering that theme parks are not yet at capacity and international travel hasn't opened up yet, we see the trend continuing for quite some time to come. 

Some skills and values will transfer, but as others have said, these may not be exclusive to college and can be had or learned elsewhere (through work, reading, etc.). 

Every year I do a rental property portfolio analysis where we take a look at the internal rate of return for the portfolio as a whole and each individual property by measuring the net cash flow, mortgage paydown, and appreciation. 

Bonus for your specific question, Indianapolis holds IUPUI, Indiana University teaching hospital (many resident interns), Marian University Indianapolis, Martin University, Butler University, University of Indianapolis, Chamberlin University College of Nursing, and a few others like Ivy Tech.

Be aware that doing an exchange will transfer property basis.

I have no yearly fees to keep it open and closing costs up front was only the transfer taxes.If you are planning on using a cash out refi for the duration of the investment property ownership, you can probably get a fixed rate that would be cheaper (or less interest rate increase risk anyway).
