So, after three months of much research, I quit my job and moved to Chicago with the intention of making rehabbing my full time job, for a few month trial period anyway.So here I am, two weeks into Chicago.
Michael G. Am I the only wholesaler whos run into "The buyer agrees not to sell the property within 90 days of closing of this sale” clause on a short sale?

One is that the short sale lender requires that all parties involved sign affidavits stating that they are aware of no intent to transfer the property in less than 90 days.

On the other hand, if there is some unforseen occurance in your life, say a job issue where you find you need to find something else to do and decide that you can not afford the property, if you can justify that decision, you can sell the property and move on.If you continue renting your current home that might not look good, it would show intent.

Negotiations stopped here.I am happy with 20% rev share but am concerned about the impact of 0% ownership...Also, it should be known that MGMT LLC does not have an intention of acquiring ownership in anything moving forward other than the 1% ownership of PROP LLC and the 50% of cashflow from PROP LLC.

There is no statute I know of limiting any option price, but the transaction will always be viewed in its entirety and the intent of the contract.

Go over your contract and tell them you are more than willing to change the wording to anything the attorney wants, so long as the intent of the transaction does not change.
