You're going to struggle to find lenders willing to loan to you at some point unless you're getting creative, buying below market deals, or adding value via remodel.

Several properties on Auction.com have disappeared from any marketing when the reserve wasn't met. 

Treasury bond money market funds pay over 5% now, tax-free from state taxes.
