According to the IRS, the home mortgage interest deduction taken on Schedule A can only be taken by an individual who (1) is legally liable for the loan, and, (2) actually makes the payments.The situation you describe in your example suggests that neither brother is able to take the home mortgage interest deduction.

Total Population within local city of $12,000 each unit has individual meters but for some reason previous owner changed units to master hence owner pays for all utilities.

Buy in the best areas close to campus, lease in March or July (those are our best months), use Craig's LIst or the local campus website ($$$$), screen and evict individually if one share of the rent doesn't come in or is bad.

From that point, you probably want to start lower as most sellers will want to play the negotiating back and forth game, so better to start lower and do not go over your set max price.Also, identify the average vacancy rate over the last 10 years+ and include that in your expenses.
