If I were you, skip the multifamily and do micro-flex.  500-1000 sq ft warehouse spaces in a larger building.  1 man door, 1 roll-up door, 1 shared bathroom.

The comment you now hear in 2025 is, “man I should have bought in 2023!”

Here in Florida it's now a felony and they are targeting wholesalers.Being a "middle man" to a real estate transaction that you do not have ownership in and are going to make money on the transaction...is essentially a really good description of a licensed real estate agent. 

The books I read along this avenue included the millionaire next door, all of Jack Bogles books, and the richest man in babylon.

This is amongst many other issues this man has created and he has attempted to set me up to make illegal landlord proclamations, which I have not really fell for- I got educated real fast.

Even the ones that file an answer, in the end, don't have the cojones to try to justify their actions to the man in the black dress.

So, I was thinking I'm pretty much a one-man team on this endeavor.

Just my $0.02 and perhaps someone closer to the top can put a bug in the man's ear.
