I won’t be surprised if I see a box for a new 70 inch TV and Micro wave in the trash this week N.Y is such a landlord unfriendly state , even worse since tenant friendly laws were enacted this past June.

In my market, where every square inch of land is in some sense desirable, you can lowball all you want if you write your own offers (no buyer's agent will take your business for long) but you will end up either buying zero properties for all your time and effort or inadvertently buying a liability rather than an asset 99% of the time.

By enjoy I just mean, if I had it my way, I would be able to achieve financial freedom by building furniture in my garage, or making mugs on a pottery wheel, but that is not the reality I find myself in.
